Infrastructural Advancements Driving Ncr to Greater Heights

New Delhi, June 01, 2018: History has been a witness to the importance of infrastructure advancements in the overall growth of a region and how better infrastructure leads to better connectivity, hence bettering the overall need fulfillment for a region. The past couple of decades has witnessed NCR transforming into one of the focal points in the country and a major credit for this can be attributed to the massive strides it has taken in developing sound infrastructure in the regions around the national capital. The NCT of Delhi and the regions around it which collectively comprise the National Capital Region have been a goldmine of opportunities resulting in a lot of population shifting base towards these regions hence keeping a constant demand for real estate. Every region in the NCR has its own set of infrastructural advancements which it has to offer.

The current government has also been very vocal and proactive when it comes to developing world-class infrastructure. The recently inaugurated 135 Kms long Eastern Peripheral Expressway which forms half of the outer ring road is being developed around Delhi is sure to bring regions closer as it will help avoid the massive traffic snarls and long delays one used to face while passing through the national capital. Commenting on the same, Deepak Kapoor, President CREDAI-Western U.P. & Director, Gulshan Homz says, “An infrastructure project of such level and magnitude is not just an achievement but a way forward for regions such as the NCR because of the multiplier effect it will have. This project has not only brought the pockets of Western UP and Haryana closer but has also meant that the choice of pockets for homebuyers is not limited to the area of their employment but also towards regions which can actually suit their pockets as conveyance will no longer be a tedious task. Such projects would also open up newer pockets for real estate development, hence providing more opportunities to both developers and buyers.”Let us take a closer look at all the regions which will give us a better insight into why NCR is considered the best inhabitable region in the country.

NOIDA which is one of the most amicably planned regions in NCR has been seeing continuous upgradation of infrastructure, be it through roads or the metro. Noida enjoys exceptional connectivity through roads wherein it has direct access to Delhi through multiple points, DND Flyway being the most focal point. Apart from that, the Noida – Greater Noida Expressway which has multiple residential sectors located on either side will now again see the demand going up with the metro connectivity starting soon. The metro connectivity will not only reach deep into residential pockets but commercial pockets of Noida as well, making traveling much easier for daily commuters. Speaking on the same, Harvinder Sikka, MD, Sikka Group says, “As a region, Noida has witnessed industrial, commercial and infrastructural development on a massive scale and looks quite a complete city. For residents also, civic amenities are present with scope of improvement. The presence of public utilities makes it a complete habitat. Developers across NCR have always favoured Noida as a realty region over others due to its approachability from Delhi, Ghaziabad, Greater Noida and Faridabad. This allows connectivity advantage, thereby gradually enhancing its capital value as well.”

Adding further, Deepak Kapoor says, “Over the last one decade especially, Noida has emerged as the perfect destination for residents and commuters. With already existing numerous residential and commercial spaces, it’s a ready city. Presence of metro rail, public transportation facilities, superior roadways and connectivity makes it an ideal destination for residential and official purposes.”

The twin cities of Noida and Greater Noida bear a lot of resemblance to each other in terms of planning. With wide sector roads and separately located residential and commercial belts, these cities have it all in them for being the perfect residential hotspots. Originally, the city of Greater Noida was planned keeping in mind the excessive demand which Noida was witnessing. Apart from the already existing Noida – Greater Noida Expressway and Yamuna Expressway, the region will also witness greater demand with the upcoming Noida International Airport in Jewar and the Delhi Mumbai Industrial Corridor. The soon to be opened metro corridor giving Greater Noida direct connectivity to Delhi will also start playing as a catalyst in the minds of property buyers. Speaking on the same, Dhiraj Jain, director, Mahagun Group says, “The value of any residential area in NCR is defined on the basis of its connectivity to Delhi. After the introduction of metro services in the residential areas in Greater Noida, we are bound to see an increase in the acceptability of these areas and a definite impact on the demand in real estate would be observed. Further, the extension of the metro line to Greater Noida West through the Aqua Line will also boost its acceptability hence uplifting the overall region falling under GNIDA.”

The entire stretch of the Yamuna Expressway has also been earmarked into multiple zones of residential, commercial, industrial and educational zones. This means that the entire region on either side of the expressway will develop into a habitat of its own and now with work soon to commence on the development of the Noida International Airport, this region being the closest to it will see maximum demand. Other than that, the region itself is sure to witness massive planned developments and the Taj Expressway providing further connectivity upto Lucknow, the region is sure to witness unparalleled demand. Commenting on its future prospects, Manoj Gaur, Vice President CREDAI-National & MD, Gaurs Group, “Yamuna Expressway is not a primary development, it is tertiary. It has the infrastructure ready around which real estate can build up. In fact, with huge land parcels available along the entire stretch of the expressway, development can be fast paced. The future is very bright for this area as can be judged by the push it is getting time and again. A lot many people have already invested in this region banking on it’s potential and growth it will see in the years to come. Massive scale developments are lined up in the area. When on talks about the highlights of NCR, one cannot miss the millennium city of Gurugram. Post its conceptualisation, the city has grown leaps and bounds with many additional feathers to its wings. Gurugram scores very high on connectivity front with direct access to NH 8, KMP Expressway and the Dwarka Expressway.  With rail and air connectivity in close vicinity, it only adds further to it. Projects like the DMIC and Gurgaon Manesar Urban Complex are only going to provide extra impetus to its growth quotient. There are many new regions in Gurgaon which are coming up at a rapid pace, be it along the Dwarka Expressway or the one which is termed as New Gurgaon but the socio – physical infrastructure will need to be developed at an equal pace to match up with the needs of people who will shift in these regions. Speaking on which, Kushagr Ansal, President CREDAI – Haryana & Director, Ansal Housing says, “The pressure on the existing infrastructure is increasing day by day and newer areas need to be developed on priority. New Gurgaon is the outcome of one such decision but to help the cause further, these upcoming regions will have to well supported with socio – physical infrastructure enabling them to meet the standards of the millennium city. Infrastructure on the bigger fronts such as Airport and Metro rail was made available long back, but the same was observed to be lacking on other levels, such as roadways, sewage management, public conveyance, order and justice, etc. These reasons over the time had become a pain for the residents and commuters here. Now with a development authority in Gurgaon, things will function very smoothly especially on the infrastructure front. Timely approvals and monitoring will allow the region to develop the way it should have earlier.”

Faridabad is another region which has the potential to develop as a prime location in NCR because it has not yet been fully tapped basis the potential it holds. Faridabad would enjoy direct connectivity with Noida and Ghaziabad through the FNG Corridor which will not only mean people with work locations in Noida or Ghaziabad to choose Faridabad as a residential location but also ensure that Gurgaon comes even closer to Noida, Greater Noida and Ghaziabad. The entire need to pass through Delhi in order to reach either Faridabad or Gurgaon would be eliminated, hence reducing the travel time drastically. Speaking on which, Vikas Bhasin, CMD, Saya Group says, “The FNG Expressway which is designed to provide direct connectivity between the cities of Noida, Ghaziabad and Faridabad has its own advantages. Not only has it thrown open new avenues of development along this expressway but has also meant that residential hubs like Ghaziabad can be easily accessible from industrial hubs like Faridabad, hence propelling the demand across regions. The FNG corridor also touches the Greater Noida West region which is a prime hub of residential real estate currently in NCR.”

When one speaks of NCR, Ghaziabad stands out as the region which can be tagged as the oldest region to have conceptualised for the expansion of NCR.  Ghaziabad enjoys a different camaraderie with Delhi which is quite visible in many aspects. Be it the current infrastructure or whatever is in plans for this city, it seems as if the city still has much left to offer to its residents. The recent inauguration of the Hindon Elevated Road has suddenly changed the landscape of this region. The road, built at an estimated cost of about Rs. 1147.6 crores and 10.3 kms in length, has been developed keeping in mind the TOD model which supports the futuristic views of the city’s administration which has an active target of developing the city as smart city under the Smart Cities Mission. Apart from this, the region will also have the 9.41 Kms long elevated metro from Dilshad Garden to Ghaziabad’s new bus stand, being constructed at an estimated cost of ₹2,210 Crores which will also cater to Raj Nagar Extension and Siddhartha Vihar, some of the most promising micro pockets of Ghaziabad. The region of Raj Nagar Extension is also a step closer to getting an international cricket stadium and a sports academy. The 3.3 Kms Link Road which bisects Siddhartha Vihar and Pratap Vihar, is a vital concatenation between NH 58 and NH 24 as it helps divert a lot of traffic. Furthermore, the widening of NH – 24 upto 14 lanes and being developed as the Delhi Meerut Expressway will only elevate the case of Ghaziabad being the best residential destination of NCR.
