Galaxy & Sawasdee Group Unveils INR 135 Cr ‘SAWASDEE 18’ in Rohini, Targets High-Street Retail Deman

New Delhi, May 08, 2026: Galaxy & Sawasdee Group has launched SAWASDEE 18, a ready-to-move-in commercial development in Rohini Sector 18, with an investment of INR 135 crore. The launch comes at a time when high-street retail formats are seeing renewed interest, particularly among brands looking for quicker market entry and greater visibility.

Spread over approximately 4,489 sq. m. (around 1.1 acres), the Ground + 2 structure is already complete. This allows businesses to begin operations without waiting for construction timelines, a factor that is becoming increasingly relevant for smaller brands and food outlets.

The project is located in Sector 18, Rohini, an area supported by established residential density. It is about five minutes from the Outer Ring Road and within walking distance of the Rohini Sector 18 Metro Station, making it accessible for both local residents and visitors.

SAWASDEE 18 follows an open high-street format, with retail and F&B outlets arranged in a layout that encourages walk-in movement rather than enclosed circulation. The design focuses on ease of access and visibility. The development also includes landscaped areas and two levels of parking, which continue to be important considerations for both tenants and visitors.

Several brands have already taken space within the project, including California Burrito, Burger King, Subway, Gianis, Keventers, Belgium Waffle, and MY DIY. Early occupancy is expected to support activity at the site from the outset, rather than a gradual build-up.

The project offers registry-ready units, access to bank financing, and standard compliance requirements. Operational aspects such as safety, security, and maintenance have also been incorporated as part of the development.

Commenting on the launch, Sheetal Agrawalla, Managing Director, Galaxy & Sawasdee Group, said, “We have been closely observing how retail preferences are evolving in urban areas. There is a clear shift towards spaces that are easy to access, visible, and operational without long lead times. At the same time, customers tend to engage more with open formats that allow for flexibility and ease of movement. With SAWASDEE 18, the effort was to bring these aspects together in a way that works in practice. The early response from brands and investors suggests that there is steady interest in this format.”
