What’s the better buy: Furnished, unfurnished or semi-furnished flats in Mumbai by Mr.AmitRuparel, Managing Director, Ruparel Realty

New Delhi, August 20, 2017: Buying property can be a daunting task. One would think that with a milieu of options to choose from, there might be a home from every need and desire. But making your pick from these options is not easy, the case in point being choosing from a fully furnished apartment, a semi-furnished house or an unfurnished unit. Besides lifestyle preferences, one has to consider factors such as taxation and bank loans as well. Since properties in Mumbai offer a variety of price ranges depending upon diverse factors such as location, number of bedrooms, furnished/unfurnished amenities, so on and so forth, many factors need to be considered to ensure a smart buy that fits one’s budget and preferences.

If a buyer is considering the purchase of a fully furnished apartment then one is bound to get fitted cabinets, cupboards, water heaters in bathrooms, air conditioners, polished doors, chimneys, lights, and almost all facilities one would need for immediate possession of the house. However, it is important to note that property costs escalate, commensurately with numbers of amenities. Choosing a fully furnished apartment allows you freedom from worries about buying and transporting the furniture, however you might end up with classic, standard designs. So do a thorough research before you finalise your purchase.

In a semi-furnished apartment, the facilities available vary based on the builder’s preferences and time period of possession. In most cases, only basic and minimal furniture is provided. However, hi-end luxury appliances such as air conditioners or refrigerators are not included. Semi-furnished apartments are known to be widely preferred since a one-time cost covers the property with basic amenities, making it instantly liveable. One can then proceed to furnish the house at a convenient pace and with necessary financial planning.

Contrastingly, unfurnished apartments are empty housing units. These need to be fitted with almost every internal facility such as home appliances, electrical fittings, sanitary fixtures, furniture, fans, cabinets, lights, among others. In such cases, the buyer has the liberty to customise or design internal amenities such as wooden panels, light shades, bathroom décor as per one’s whims and fancies.

Another option that buyers rarely take into consideration is opting for a bare apartment. A bare apartmentconsists of concrete flooring, walls and ceiling only. Simply put, it is a basic construction without any sort of interior work like tiling or painting. It does not have internal doors orany kind of fittings, be it electrical fittings like switches, fans etc. or bathroom fittings. While bare apartments are usually the standard for commercial units, buyers may consider purchasing a bare apartment as they can personalise it to suit their taste. Home buyers rarely find existing furnished apartments that meet their vision and appeal to their taste. In this event they may purchase a bare apartment to decorate it with interiors of their choice.

Although buying a furnished flat allows one to save time on transport, it also comes with a high budget. On the other hand, while an unfurnished unit lets the buyer customise the interiors, it also turns out to be highly time-consuming at the same time. Thus, each choice comes with its own set of pros and cons. However, based on one’s priorities, time available, financial strength and amenities required the buyer can plan, gauge and choose the best buy as per his/her convenience.
