TERRAY REALTY LAUNCHES TO SET A NEW BENCHMARK IN REAL ESTATE MANDATES AND ADVISORY

Bengaluru, September 08, 2026: Terray Realty, a new age real estate mandate and advisory firm, has announced its launch in Bengaluru, with a focus on providing property owners, developers and investors with a more structured, transparent, and results-driven approach to real estate transactions and delivering unmatched results.

Founded by real estate entrepreneur Rayan Munawer, Terray Realty, a founder-led bespoke real estate mandate firm is built around a clear belief: no two real estate projects should ever be positioned, marketed or sold the same way. Terray Realty will partner with developers and landowners across plotted developments, apartments, villas, row houses, bungalows, villaments and large residential communities, taking end-to-end responsibility from market intelligence and product strategy to positioning, branding, marketing, sales, collections and closure, helping developers with responsibility across the project’s go-to-market journey.

Rayan brings more than two decades of experience across real estate sales, strategy and business development. His professional journey includes roles with several firms including Puravankara, Mahaveer, Mantri, Cushman & Wakefield and ITC Hotels. During his last role, Rayan founded and scaled Houzbay into a significant real estate mandate and advisory business in Bengaluru, working across 20+ residential projects, sold over 5 million sq. ft. of inventory and delivered ₹2,000+ crore in sales across formats, partnering with several renowned real estate firms.

“What makes the mandate-selling model revolutionary is its exclusivity. Unlike traditional brokerage models that often operate across multiple competing properties, Terray will work closely with developers to create customised sales strategies for each asset with a clear objective: to act as a trusted mandate partner. Before taking a project to market, Terray will study the land, location, competition, target buyer, product, pricing and developer’s vision to determine what the project should stand for and how it should enter the market with trust, market understanding, confidentiality, disciplined processes, professional representation and customer-first approach,” says Rayan Munawer, Founder & CEO, Terray Realty.

The mandate model is redefining how projects are marketed and sold by creating a single, unified ecosystem for strategy, outreach, and execution. Also, developers today seek partners that combine market intelligence, technology, governance, and execution capability. Built on extensive industry knowledge, as masters of the real estate mandate, Terray Realty overall aims to bring a more structured, transparent, and relationship-driven approach to property mandates.
