Redevelopment of an old housing society into a luxury residential building

 

New Delhi, January 23, 2018: Ganesh Bhavan – located in Matunga, Mumbai – was redeveloped as Jade Ganesha, designed by GA design and consisting of a diverse range of residential types as per the client’s brief. A project by Happy Homes Pvt. Ltd. and planned as a building of ground plus 20 floors – with 4 floors of stilt parking – the building is designed with one lavish 3BHK flat per floor. This redevelopment building design is highly efficient both in terms of floor space and aesthetics, while including apartments with views that are focused on the beautiful Five Gardens. Sited on a small plot, with by-laws that dictated open setbacks of 6 m and 3 m on two sides, the result is strategic spatial planning that would enable the fulfillment of the client’s vision to create spaces for tenants as well as for buyers in vibrant destination in the heart of Mumbai.

This IGBC Gold Certified building consists of 21 floors which include 5 levels for parking, 4 floors of tenants and 11 floors of sale flats. As a by-product of a tight plot setting, each sale floor has one luxurious 3BHK flat of 1300 sq.ft with a corner deck which is a distinguishing feature of the façade design. The open style kitchen, a huge living room and an adjoining deck make for a lavish space in the heart of Mumbai, while offering an uninterrupted view of the West coast of the city. Refuge decks on alternate floors abutting the staircase block add layers to the façade design supporting the clarity of line & form. The striped pattern on the staircase block adds character, when seen from the North side. The building design style is modern & is seamlessly integrated into the surrounding with remarkable normalcy. An interesting façade stands tall, treated aesthetically with Paradiso granite with LED light inserts.

Most redevelopment buildings have small entrance lobbies, but in Jade Ganesha, height is used generously to create a double volume The green quotient has been taken into account by implementing Thermal insulation on the terrace floor to reduce heating, Sound proof windows to minimize noise levels from the highway, Power saving elevators, using organic waste converters, LED lighting and creating a maintenance free façade with huge granite wall. The architectural elegance of the building cannot be missed driving over the Matunga Flyover – with its crisp white & grey colour scheme proves to be unique amongst residential properties in the Matunga neighbourhood.
