Kalpataru launches Integrated Township ‘Kalpataru Parkcity’ in Thane

Mumbai October 18, 2019: The country’s leading premium and luxury developer Kalpataru has launched Kalpataru Parkcity, its integrated mixed use township project on Kolshet Road, Thane. The project is spread over 100 acres and situates around the 20.5 acre Grand Central Park.

The township comprises residential projects, commercial establishments, a high street with premium retail outlets, vibrant dining and entertainment options, a proposed ICSE school, themed landscaped areas and world class amenities catering to the lifestyle needs of various age groups.

Choice of Home Options and World Class Living

The township will be developed in phases and currently offers a choice of three residential projects. ‘Sunrise’, which is ready to move in and offers 2 and 3 BHK homes, ‘Immensa’ which offers 2, 3 and 4BHK homes, and Starlight which offers 1,2 3, 4 BHK and 3 BHK Sky Loft apartments.

Kalpataru Parkcity also houses Parkside Galleria, one of the country’s largest and one of its kind real estate experience centres spread across 40,000 square feet of built up space. Parkside Galleria offers visitors an immersive experience into the various facets that go into the making of a Kalpataru Home – superior aesthetics, innovative design, class leading quality, sustainable construction practices and cutting edge building technologies.

Kalpataru Parkcity situates around the 20.5 acre Grand Central Park, one of the country’s finest urban parks, inspired by global parks such as Singapore’s Gardens by the Bay, New York’s Central Park and Chicago’s Millennium Park. Notable among the park’s features are a three acre lake zone with landscaped promenade and fountains, thematic gardens, a uniquely designed Flora Trellis, viewing decks, and an Iconic Bridge with a viewing point that offers panoramic views of the park. The park will house thousands of trees, and plant varieties. The park also features an amphitheater by the lakefront, a thoughtfully designed kids play zone, world class skating zone, tennis and basketball courts, multi-sport artificial turf courts, multiple fitness trails, and lawns.

The Township, being developed in phases, will have both phase-wise amenities as well as township-wide amenities for use of all residents. While individual projects within the townships have their own amenities such as swimming pools, sports zones, clubhouses and lawns besides other facilities, township wide amenities include jogging paths, outdoor fitness stations, a Racket Club (with tennis, squash badminton courts & table tennis tables), Box Cricket Pitch & Putting greens and more. The township  is also proposed to comprise an ICSE school, a place of worship, and High Street Retail with dining and entertainment as part of its future proposed development subject to necessary clearances and pre-requisites.

The township is designed to be self-sustaining and builds to an open space design plan that helps create a 70% open space ratio.

Global Design Standards

The township’s planning takes into account future possibilities for connection to larger city-wide systems though a connected street network, provision for bus stops, and ‘last-mile connectivity’ to proposed Metro Stations.  Other transport infrastructure includes the provision of auto rickshaw stands, signalized traffic management systems, and parking for residents and visitors alike.

The township’s street and pedestrian accessibility system is planned to promote the idea of safe streets and universal access. Publicly accessible uses like retails outlets, cafes, and restaurants adjacent to streets will give life to the township and ensure “eyes on the street”. Street design and detailing takes into account best practices of walkability by provisioning for a high degree of pedestrian comfort through wide sidewalks, mid-block crossings, raised intersections for seamless and safe pedestrian connectivity, and a signage strategy that aids way finding through smart environmental graphics.

‘Kalpataru Parkcity’ will provide a 6 tier security system to ensure the safety and security of residents and visitors. It features Command Centre for Central Security, security guards and CCTV monitoring at township entry, CCTV surveillance in common areas, security personnel, boom barrier and CCTV monitoring at phase entry, CCTV, security personnel, guard console and lobby cameras in building lobby and video door phone for home security at apartment level. RFID tags are also provided for secure vehicular access.

‘Kalpataru Parkcity’ incorporates several eco-friendly practices that promote sustainable living. Rainwater harvesting, sewage treatment plant (STP) and water efficient features have been incorporated to save water, energy efficient electrical equipment, LED lighting in all public parks, timers in parking lot, proposed EV charging stations for electric vehicles, solar panels and wider window opening size for optimal use of natural resources and robust solid waste management practices.

A team of renowned global architects, designers, and planners are at work at Kalpataru Parkcity, together creating a world class township. These include, Hans Brouwer of HB Design, Singapore, credited with projects such Bangkok’s iconic residences, ‘The River’, Aedas Pte. RBI Holds Repo Rate at 5.25%; Realty Industry Sees Stability as Growth Driver The Reserve Bank of India’s (RBI) decision to maintain the repo rate at 5.25% and retain its ‘neutral’ monetary policy stance in the third bi-monthly Monetary Policy Committee (MPC) meeting of FY27 has elicited a measured response from the real estate industry. While the sector had hoped for a rate cut to further enhance home loan affordability and stimulate housing demand, industry leaders believe the RBI’s decision reflects a balanced approach amid elevated global uncertainties, volatile energy prices, and inflationary concerns. They noted that stable interest rates will continue to support buyer confidence, provide financial predictability for developers, and sustain the momentum witnessed in the residential real estate market. Mr. Kamlesh Thakur, President, NAREDCO Maharashtra “The RBI’s decision to maintain the repo rate at 5.25% while retaining a neutral stance reflects a prudent approach amid global uncertainties and evolving inflation dynamics. While the industry was hopeful of a rate cut, policy stability itself provides confidence to both developers and homebuyers. With borrowing costs remaining unchanged, housing demand is expected to continue its momentum, particularly in the mid-income and premium segments. The upward revision of India’s GDP growth projection to 6.7% underscores the resilience of the domestic economy. Going forward, as inflation moderates in line with the RBI’s expectations, there could be room for a more accommodative monetary policy. A future rate cut would further improve housing affordability, strengthen buyer sentiment, and accelerate investments across the residential and commercial real estate sectors.” Mr. Kaushal Agarwal, Chairman, The Guardians Real Estate Advisory “The RBI’s decision to keep the repo rate unchanged brings continuity and predictability to the market at a time when global geopolitical developments and inflationary pressures continue to create uncertainty. Stable interest rates ensure that home loan EMIs remain broadly unchanged, allowing prospective buyers to make informed purchasing decisions without concerns over rising borrowing costs. The Indian housing market has demonstrated remarkable resilience over the past few years, supported by strong end-user demand, rising incomes, and growing confidence in the economy. With GDP growth projected at 6.7%, we expect housing demand to remain healthy across key micro-markets.” Mr. Shilpin Tater, Managing Director, Superb Realty “The RBI’s decision to maintain the repo rate is a balanced move considering the current global economic environment and domestic inflation outlook. Policy stability is particularly important for the real estate sector as it enables developers to plan projects with greater financial certainty while allowing buyers to benefit from stable lending rates. Demand for quality residential & commercial developments, especially in well-connected urban locations, is expected to remain robust. We remain optimistic that supportive monetary measures in the future could further strengthen investment activity.” Ms. Shraddha Kedia-Agarwal, Director, Transcon Developers “The RBI has adopted a measured and responsible approach by maintaining the repo rate while closely monitoring inflationary trends and global developments. Although a rate cut would have enhanced affordability for homebuyers, the decision to maintain stability provides confidence to both consumers and developers in an uncertain macroeconomic environment. The premium and luxury housing segments continue to witness healthy demand driven by aspirational buyers and strong wealth creation, while the broader residential market remains supported by genuine end-user demand. Stable financing costs, coupled with India’s improving growth outlook, should sustain market momentum.” Mr. Dhruman Shah, Promoter, Ariha Group “The RBI’s decision to keep the repo rate unchanged reflects its focus on balancing growth with inflation management amidst ongoing global uncertainties. For the real estate sector, policy continuity is a positive outcome as it preserves financial stability and ensures that financing conditions remain predictable for both developers and homebuyers. Stable interest rates, combined with sustained infrastructure investments and urbanization, will continue to support residential sales.”
