New Delhi, March 04, 2025: The coworking industry has become more relevant than ever with the demand surging significantly in recent times owing to numerous factors. Once considered a trend, flexible workspaces have emerged as leaders in redefining approaches to work management. Coworking spaces have become a defining feature of India’s rapidly evolving commercial real estate market, reflecting the broader shift toward work culture, flexibility, innovation, and sustainability. The demand has gained greater traction with corporates and MNCs continuing to make a beeline to coworking spaces that have emerged as strong centres of growth. There continues to be huge traction for flex space from corporates of all sizes as flexible workspace has become a key component in the overall real estate portfolio of corporates to enhance employee productivity, foster collaboration, and optimize operational costs by scaling up or down as per business requirements.

While major metro cities have been the key markets for coworking spaces, there’s a growing demand in tier-2 and tier-3 cities too, making the market more diverse. According to a recent CBRE report, the flexible workspace stock in India currently stands over 79 million square feet out of which tier 1 cities account for over 72 million sq.ft. The tier 1 stock is estimated to grow to approximately 124 million sq. ft. by the end of CY2027. Bengaluru is the largest commercial office and flexible workspace market in India currently, accounting for over 30% of the total flexible workspace stock amongst Tier I cities.
As businesses increasingly shift offices from traditional and conventional set ups to coworking spaces, commercial real estate operators will increasingly lease space to flexible operators, and both will grow exponentially and co-exist in a win-win situation. The coworking sector will also see consolidation, where larger operators may acquire smaller players to expand their footprint. Coworking businesses will also continue to attract investment due to the sector’s scalability and growth potential.
International-grade commercial properties emphasizing sustainability are also expected to transform the coworking industry in 2025. With growing environmental awareness, coworking spaces are integrating green practices and sustainable design principles aligned with global trends toward an eco-friendly infrastructure. Despite global macroeconomic and sectoral challenges, the Indian office market has shown resilience, with new office leasing remaining strong. The outlook for 2025 is highly optimistic, with demand driven by a mix of consolidation, expansion, and hybrid work adoption. The demand for managed office space gained further momentum, prompting coworking operators to expand their portfolios in a big way. While coworking spaces continued to perform well in the recent past, we believe the share of coworking in the overall leasing of flex space is set to grow further and play a pivotal role in 2025 and beyond, with the demand for coworking spaces being expected to grow at around 20 per cent over the next two to three years. As India’s workforce is becoming increasingly mobile, coworking spaces are well-positioned to cater to this dynamic shift with niche offerings.
